As Denver’s market chills for fall, you can leaf through homes ready to deliver by holidays, some at $30,000 off

After years of rapidly appreciating prices, Denver’s marketplace is feeling a fall chill — and that’s creating some sizable discounts in the prices of new homes that were scheduled to deliver before Thanksgiving. If you’ve been shopping for a family-sized home or ranch plan in popular new-home areas like west Arvada, Thornton, Lafayette and west Parker, Meritage Homes is waiting for you to take a second look at those — some of them discounted by as much as $30,000, with extra appliances added to boot.

Four miles east of where master-planned Thornton has landed a Denver Premium Outlets mall set to open next year, Meritage is showing Aspen Reserve, with two model homes that display an “Energy Information Center” that conveys how well-prepared these homes are for cold weather. You can touch and feel the exhibits that show how well Meritage insulates, air-seals, filters and equips its homes to create snugger Decembers, and cooler Julys.

Behind the models, across from a 2.5-acre park that’s getting a playground and basketball court, Meritage has a few homes that are ready now – in time for you to be moved-in by the holidays, sending your kids to Adams 12 Five-Star Schools (including Glacier Peak Elementary, a 20-minute walk).

The available homes include a four-bedroom with three-car garage that Meritage has at 7025 E. 123rd Ave., facing the park. It’s been reduced $15,100 to $489,990; and if you buy now, Meritage will add a fridge and washer-dryer at no extra cost. “This is the perfect opportunity for a family that’s wanted Adams 12 Schools,” says Kirk Boulet, who will show you that home today.

There’s also a three-bedroom plan at 12307 Olive St., reduced by $14,400 to $472,990 — tandem three-car garage included. It earns a HERS score of around 61 — saving more than $1,000 per year in energy costs over a typical existing home, around $700 per year over typical new homes. “Our buyers are totally savvy to the energy features,” says Boulet.

Aspen Reserve is just north of 120th Avenue on Quebec Street, not far from a second Meritage community, Lewis Pointe, also with fall savings, west of Holly on 144th. If your world is centered further west, you’ll find fall savings on homes ready at Leyden Rock in west Arvada, west of Indiana Avenue on West 80th; and at Trails at Coal Creek, north of U.S. 36 on Highway 287 in Lafayette. That includes a four-bedroom, 4-1/2 bath home at 656 Rock Ridge Drive, with almost 3,500 square feet finished, plus a full-wide three-car garage. It’s been reduced more than $30,000 to $729,990.

Meritage also has fall savings waiting in popular Southeast areas — including Highline in Aurora, with Cherry Creek Schools, south of East Mississippi at Fulton; and at master-planned Inspiration in Douglas County, south of E-470 on Gartrell. You’ll find two large homes there, each with a tandem three-car garage, that have been reduced more than $30,000, to $499,900 and $533,900. Further west into Parker at Sierra Ridge (south of Lincoln Avenue on Chambers), you’ll find a three-bedroom, 3-1/2-bath ranch waiting, with three-car garage, at $599,990 — over $19,000 off its previous price.

Sales must be approved by Meritage by Oct. 31, and closed by year end. Buyers must use Meritage’s partnered lender, MTH Mortgage. To reach Aspen Reserve in Thornton, head east from I-25 on 120th Avenue four miles to Quebec and turn north.
